Service charge disputes are not especially common. Tenants prefer to have landlords that actively and effectively manage the common parts and are usually prepared to pay for that. However, more and more extraordinary costs are being put through the service charge. Two such costs are RAAC repairs and ESG costs.

We considered what needs to be in a lease to allow a landlord to recover these costs.
